Are utilities included?

No, tenants are responsible for all personal utilities independently of monthly rental payment.

Are pets allowed?

A single pet may be considered allowable on a case-by-case basis. Pet must be approve in writing, and a non-refundable $500 pet fee must be paid prior to bringing the pet on the premises.

When is payment due?

Rent payments are due on or before the 1st of each month.
To make it easy, you can pay online through your Tenant Portal. Please note, a small processing fee applies for online payments (3.2% for credit cards or 1% for ACH/bank transfers).
Prefer to skip processing fees? You can also deliver a check or money order to our office:

Payments not received by the 1st of the month may be subject to a late fee, so we encourage all tenants to plan ahead to avoid additional charges.

How do I submit a maintenance request?

Maintenance requests can be submitted quickly and easily through your Tenant Portal.
Once logged in, simply complete the maintenance request form with as much detail as possible.
For urgent issues that affect safety or habitability (like water leaks or loss of AC), please contact us immediately by phone or text.
